A home inspection is a non-invasive and limited examination of the condition of a house, often comes in connection with the sale of the house. House inspections are generally conducted by home inspectors who have the training and certifications to perform inspections. The inspector prepares a written report of findings and delivers to the client. The client then uses the report to make decisions about their half way through real estate purchase. The inspector describes the condition of the house at the time of inspection but they don’t guarantee future condition, efficiency, or life expectancy of systems or components. A home inspector is different from real estate appraiser. A home inspector determines the condition of a house, while an appraiser determines the value of a property.
